Property Use Consultation, Dunbar and West 39th Avenue, Vancouver, B.C.


The owner of two adjacent investment properties intended to sell these RS-5 (singe family) zoned lots. Based upon previous CityPlans neighbourhood efforts by The Vancouver Planning Department, meetings were held with City staff and a preliminary agreement was reached that these two lots, because of being on a major arterial street and next to a commercial zone, could be considered for future rezoning allowing multifamily (townhouse/apartment) use. A brief report and sketch site plan was created and used to market these two properties. They were sold with an approximate $1,000,000.00 increase to the original RS-5 zone value. (Townhouse development by others now under construction).
