The partially restored 1908 existing home served as the negotiating basis for a City approved heritage restoration project plus the construction of an all new two bedroom laneway house with a two car garage. The character of the restored main house was carried through to the laneway dwelling. Though the suite is only approximately 900 square feet, the infill interior feels quite spacious with the living-dining-kitchen sitting above the double garage . This space has a vaulted ceiling, skylights and an East facing dining table bay window. The entry level includes one bedroom (or office) plus full bath. The upper floor has a second bedroom, plus a full bath and stacked washer drier. With a compact comfortable laneway home as an income property and eventual retirement suite, the total allowable floor area for this site was achieved through negotiations with The City and now includes three suites in the main house (including the owners’ current residence) plus the infill dwelling.
