New House on Existing Foundation, Marguerite Street, Vancouver, B.C.


The owners purchased a dilapidated 1954 split level ranch house on an irregular corner site. The house was demolished to the concrete basement/foundation and an all new home was designed and constructed above. Zoning required a traditional exterior style while the setbacks and height regulations were quite restrictive. The space planning issues included having distinct living areas which included the kids’ bedrooms and large play space, a master suite with a vaulted ceiling sitting area & fire place, an entertainment size living-dining area, comfortable guest room and study, and a kitchen-dining-family room facing East into the rear yard. With a well landscaped site, this home comfortably accommodates this modern family’s activities.
